In every case we will explain the whole procedure and how much it will cost you. The legal conveyancing process begins with us negotiating and concluding your contract for the sale or purchase. We call this contract The Missives. These are the documents setting out the terms and conditions to be followed to complete the deal. We then deal with title examination, production of property and personal searches, coal reports, local authority property enquiry certificates, liaising with factors, drafting title transfer documents, discharging existing mortgages, drafting new mortgage documents, obtaining loan funds and paying price, or receiving price and paying off existing mortgage, ensuring all deeds are properly executed and delivered, completion and online submission of the Stamp Duty Land Tax Return and settlement of any duty, and submission to the Land Registers and registration of the new title deeds. We will also ensure the keys are available on the agreed date of entry.
